Home Sale Programs

Taking a home marketing assistance program one step further, our home sale programs are designed not only to help simplify the process for you and your employees, but also to offer a benefit that is tax-efficient to your company and your employees, including: 

Guaranteed Offer or Buyer Value Option (BVO) Programs

There are nuances to each type, largely centered around how the offer/value amounts are determined, using professional broker market analyses, real estate appraisals and bona fide outside buyer data. 

But simply put, both programs manage the home sale process for you. With two distinct transactions of the sale from your employee to us and us to the ultimate buyer, they provide relief from tax liability for the payment of the closing costs and real estate commissions – treated as taxable income in a direct reimbursement model, and frequently “grossed up” by employers to offset the financial burden to the employee.

These costs must still be paid, but when structured properly and following 11 well established industry guidelines, they are not considered taxable income to the employee, which can save you significant amounts in tax gross-up payments.
